**LEASE HISTORY

Non-contractual lease history with proof of payment -3 points from "Lease History" points awarded.

CREDIT HISTORY
100% satisfactory credit rating 11 to 15 Points
75% satisfactory credit rating 6 to 10 Points
50% satisfactory credit rating 0 Points
Less than 50% satisfactory credit rating -5 Points
No credit (No outstanding collections due) 5 Points

CRIMINAL HISTORY
No misdemeanors, adjudicated verdicts, felonies or pending charges are excepted (excluding automobile traffic charges)
A criminal report will be done on each applicant 16 years and older.
No drug users whether criminally charged or not.

** Evictions or any major lease/rental violations are not approved.
** Broken leases not accepted;exception, if restitution has been made to the
satisfaction of the property management co., owner or property manager.
** Renting from a relative will not be accepted as rental history with the exception of proof of rental payments.
** Home ownership must have verifiable credit.
Applicant must show documents (lease contract, rental/payroll receipts etc...) if requested.
CO-Signer accepted for all current college students with proof of current paid school tuition.
Individual must be 18 years or older to apply for apartment (minors must be with parent or guardian).
CO-Signer accepted (with approved requirements) for applicants with a minimum of 25 points.
CO-Signer MUST BE IMMEDIATE FAMILY (Parent, brother, sister, or grandparent),
must have at least 1 year in current employment, show 4 times gross monthly rent income,
1 year of rental history in his/her name, and have ALL good credit.
